One REIT Upsells Nagoya Fushimi Square Building, Boosts Forecast

– One REIT,Inc. (3290.T) announced the sale of the Nagoya Fushimi Square Building above its book value, expecting a total gain of ¥2.907 billion across three phases through February 2027.

The transaction includes selling the property at a price exceeding its appraisal value of 40% million yen. This move aligns with the company’s asset replacement strategy aimed at enhancing future growth potential through additional acquisitions. Additionally, the proceeds from the sale will bolster internal reserves, contributing to the stabilization of future revenue and dividend payouts. As a result, the firm revised upward its operating profit and distribution forecasts for the fiscal years ending August 2026 and February 2027.

In detail, the company projects a significant boost in earnings per unit (EPU) due to the anticipated gains. Notably, the adjustments factor in additional pre-emptive maintenance costs planned for the period starting from February 2028. Despite these expenses, the forecast shows improved performance compared to previous expectations, with projected EPUs of 1,726 and 1,646 for the respective fiscal periods. Looking ahead, One REIT,Inc.

Plans further strategic investments and renovations, such as the upcoming renovation completion of DoubleTree by Hilton Naha Shuri Castle, scheduled for April 2027, which will continue to drive internal growth alongside targeted asset sales and enhanced reserve utilization.
