One REIT to Sell Nagoya Fushimi Square Building in Three Installments

– One REIT,Inc. (3290.T) announced plans to sell its Nagoya Fushimi Square Building through three installments.

The first sale, scheduled for July 30, 2026, involves transferring a portion of the building's co-owned shares. Subsequent sales are set for February 26, 2027, and March 30, 2027. The total estimated price for the asset transfers is approximately ¥1.602 billion for the first installment, ¥2.322 billion for the second, and ¥4.085 billion for the third. The property was valued at 5.690 billion based on a real estate appraisal report dated February 28, 2026. The transaction aims to improve portfolio quality and stabilize future per-share distributions while mitigating the impact on dividend levels across multiple settlement periods.

The divestiture strategy aligns with the company’s goal of ensuring long-term stable returns and growth. Despite the high occupancy rate maintained by the asset, concerns over increasing capital expenditures due to its age prompted the decision. By applying compression accounting for assets held more than ten years, part of the anticipated gains will be reserved internally, contributing to distribution stability. Mizuho Trust Bank Co., Ltd. acted as the intermediary for the transaction, receiving fees of ¥48 million for the first installment, ¥69 million for the second, and ¥122 million for the third.

Details of the buyer remain undisclosed due to confidentiality agreements.
