Japan Hotel REIT Investment Corp to Sell Asset for Capital Recycling
TOKYO, Jul 17 (Pulse News Wire) – Japan Hotel REIT Investment Corporation (8985.T) plans to sell its Kanedo Hotels Osaka Namba property on July 31, 2026 for approximately ¥30.90 billion. The sale, which is expected to yield a profit of ¥24.00 billion, will fund asset acquisitions, internal reserves, and dividend increases.
The company aims to improve portfolio quality through strategic asset swaps, targeting newer properties with potential for future rent hikes. The acquired asset, located in Osaka’s Minami area, was completed in 2017 and offers amenities such as a rooftop hot spring bath and sauna, distinguishing it from competitors.
Proceeds from the sale will bolster financial strength, expanding free cash flow, securing negative goodwill, and reducing the loan-to-value ratio. This transaction aligns with the firm's strategy to enhance investment value and ensure stable dividend growth.
