Industrial & Infrastructure Fund Investment Corp to Acquire Two Logistics Properties for High Yield Potential

– Industrial & Infrastructure Fund Investment Corporation (3249.T) announced plans to acquire two logistics properties from Proterial Group, enhancing its portfolio's inflation resilience. The acquisitions, scheduled for April 30, 2026, include the IIF Sakai Logistics Processing Center and the IIF Nishinomiya North Logistics Processing Center, both located in key industrial areas offering high NOI yields and upside potential due to CPI-linked rents.

The Sakai property covers 610 square meters and is valued at approximately ¥2.600 billion. It features a NOI yield of 4.5%, while the Nishinomiya site spans 1,116.45 square meters and is priced at around ¥1.300 billion. Both assets come with long-term leases averaging 49 years, incorporating CPI-adjusted rent increases every three years post initial lock-in periods.

Proterial Group, known for advanced materials production, operates these facilities as crucial logistic hubs supporting its manufacturing operations. The investments aim to boost distribution efficiency and secure strategic real estate positions within the group’s supply chain network. The acquisition is expected to positively impact the company's distributable per unit (DPU) and net asset value (NAV).

Detailed financial forecasts indicate minimal disruption to operational performance through fiscal year-end 2027.
